A town full of new homes
Whitehill & Bordon is in the middle of what East Hampshire District Council calls one of the largest regeneration projects in the UK. The Army left Bordon Camp in 2015, and the former Prince Philip Barracks is being turned into Prince Philip Park, with around 2,400 new homes planned alongside a new town centre, schools and green space, including the Hogmoor Inclosure.
So a lot of people in GU35 are living with brand-new carpets: in Prince Philip Park neighbourhoods such as Dukes Quarter and The Foundry, on the former Louisburg Barracks off Louisburg Avenue, at Mill Chase Park and in smaller new-build streets around the town. New builds are great to live in, but the carpets have to cope with a lot in the first year.
What new-build carpets have to put up with
Builder-grade carpets
Developers often fit a light, neutral carpet throughout. It looks fresh on handover day, but pale colours show every grey walkway, and a thinner pile flattens faster where everyone walks.
Plaster and building dust
Fine dust from plastering, sanding and cutting settles deep into the pile and keeps coming back up however often you hoover. It needs vacuuming out dry before any wet clean.
Snagging and decorating marks
Trades coming back to fix snags, plus your own decorating, can leave footprints, paint spots, filler and grout dust on the hall, stairs and landing carpet.
Moving-day traffic
Removal crews, flat-pack boxes and wet-weather boots all cross the same strip from the front door, up the stairs and into the bedrooms, usually within the first week.
Do you actually need a clean yet?
Not always, and we would rather tell you than sell you a clean you don’t need. If the carpets went down at the very end and nobody has worked in the house since, regular vacuuming is usually enough for now.
A first clean is worth it when trades have been back for snagging or decorating, when fine dust keeps reappearing after you hoover, when the hall, stairs and landing already look grey, or when you want everything fresh before your furniture arrives.
Best timing: after the snagging work is finished and before the furniture goes in. Empty rooms let us reach every edge and corner, and the carpet has space to dry. With proper extraction most carpets are dry within a few hours in normal conditions, not days, so a morning clean usually leaves the afternoon for the furniture. Already moved in? We can still clean around or under anything that is easy to move.
Prices: just do the rooms that need it
A new mortgage or a first rent payment leaves most budgets tight, so there is no special “new-build package” to pay for. We use our normal published guide prices:
- Bedroom: £60
- Living room (small/medium): £100
- Stairs: £100
- Rugs: £100 for one, £125 for two, £175 for three
A good place to start is the walkway the builders and removal crew used: the hall, stairs and living room. Landings and halls vary in size, so we confirm those before any work starts. Heavy marks or unusual work may vary. If the developer left you a sofa or mattress that needs freshening, see our sofa cleaning and rug and mattress pages, or all services and prices.
Our guarantee: carpets look visually better after cleaning, or you don’t have to pay. Cleaning cannot add thickness to a thin carpet or lift pile that has been crushed flat, and we will tell you honestly what a clean can achieve before we start.
Looking after a new carpet in the first year
- 1.Photograph and report first. Take dated photos of any stains, paint or damage that were there at handover and send them to your developer with your snagging list, before anyone cleans them away.
- 2.Vacuum often in the first weeks. New carpets can shed loose fibres for a while and building dust keeps working up. Slow passes in both directions, with the crevice tool along the skirting, make a real difference.
- 3.Don’t wet plaster dust. Wiping or spraying a heavy layer of plaster or grout dust can turn it into a paste in the pile. Vacuum it out dry first and blot rather than scrub any other marks.
- 4.Mats inside and out from day one. Many new estates sit beside heathland and woods, and gardens are often still bare soil. A coarse mat outside and an absorbent one inside catch most of the sand and mud.
- 5.Protect the walkways on moving day. Ask the removal crew to use floor runners or lay old sheets on the hall and stairs, and keep boots off once the heavy lifting is done.
Sandy grit on the stairs already? Our stairs and hallway guide has more on keeping the busiest route in the house looking even.
What to expect on the day
We look at the carpet and any marks with you first and say honestly what is likely to come out. Then we vacuum thoroughly to pull out loose fibres and dry building dust, pre-treat walkways and marks where needed, and use professional steam / hot-water extraction to rinse the dirt out rather than push it deeper.
Before we arrive: clear boxes and packing off the floors you want cleaned, keep pets in another room or the garden, and let us know about parking and where we can plug in. On a new estate, mention if the road or your driveway is still being finished.
New home, same dog
Muddy paws from the heath and accidents while a pet settles into a new house are common. Our pet stain and odour guide explains what to do straight away and what a clean can and can’t fix.
Renting a new build?
Between tenancies we clean newer homes at the same published prices, and a receipt or invoice is available on request. See our end of tenancy carpet cleaning guide.
Fitting faults are for the developer. Visible seams, gaps at the skirting, ripples or carpet coming away at the door bar are snagging items for your developer or a carpet fitter. Report them, with photos, before we clean. We clean carpets, and we don’t fit, stretch or repair them.

New-build carpet cleaning FAQs
Do brand-new carpets in a new-build home need cleaning?+
Not always. If the carpets were fitted at the end and nobody has worked in the house since, regular vacuuming is usually all they need at first. A clean is worth it when trades have been in and out for snagging or decorating, when fine plaster or sanding dust has settled into the pile, or when the walkways already look grey. If we think your carpets don’t need us yet, we’ll tell you.
Is it better to clean before or after the furniture goes in?+
Before, if you can. Empty rooms let us reach every edge and corner, and the carpet has the room to dry with nothing standing on it. Most carpets are dry within a few hours in normal conditions, so a morning clean in an empty house usually leaves the afternoon for furniture. If you have already moved in, we can still clean around or under what is easy to move.
Can you remove plaster dust, paint and grout marks left by builders?+
Fine dust usually comes out well: we vacuum it out dry first, then use hot-water extraction, because wetting a thick layer of plaster dust can turn it into a paste. Fresh water-based paint and light grout marks often lift. Dried gloss paint, filler, sealant and adhesive may not come out, and we will tell you honestly before we start. If the marks were made by the builder’s trades, report them to your developer first.
How much does new-build carpet cleaning cost?+
We use our normal published prices: bedrooms £60 each, a small or medium living room £100 and stairs £100. You don’t have to do the whole house. A good place to start is the hallway, stairs and living room, where the builders and removal crew walked. Heavy marks or unusual work may vary, and we confirm the price before any work starts.
Our new carpet already looks flat and grey on the walkways. Can cleaning help?+
Often, yes. The grey path is usually fine dirt and dust trapped in the pile, and a hot-water extraction clean lifts it out. Our guarantee is that carpets look visually better or you don’t have to pay. Cleaning cannot add thickness to a thin carpet or fix pile that has been crushed flat, so we will be straight with you about what to expect.
Should I clean before the developer has dealt with my snagging list?+
Report carpet problems to your developer first and take photos, especially stains or damage caused while the house was being finished, so the evidence isn’t cleaned away before they have seen it. Fitting faults such as visible seams, gaps at the edges or ripples are for the developer or a carpet fitter. We clean carpets, and we don’t fit, stretch or repair them.
